Run personally by John Stainsby — formerly Viewings Representative and Inspections Manager at William H Brown, with his own excavator on the drive. Second homes, holiday lets and grounds from Hunstanton to Wells. A Norfolk family name since 1937.

The Stainsby name has been part of Norfolk life for generations. Today Stainsby & Co. brings that same reputation to the coastal homes of the north-west shore.
Run personally by John Stainsby — formerly Viewings Representative and Inspections Manager at William H Brown. Viewings and inspections are not a sideline here; they were the job. Every visit carries the discretion and judgement that high-value second homes require.
We are not a franchise or a call centre. When you telephone, you speak to the man who holds your keys.
Most local firms will hold your key and walk round the house. We do that too. But we can also show your property properly to a buyer, report on it to the standard an estate agency expects, and put a machine on the ground when the drive or the drainage needs it. One name, for the whole property.

Accompanied viewings carried out by a former Viewings Representative — not a keyholder who opens the door and stands in the hall. We already hold your key, we know the house, and we know how a property is sold.

Bases, drainage, surfacing, clearance and coastal repairs — carried out with our own mini-excavator, operated personally. Not subcontracted out.

Planned visits to high-value coastal homes, with photographic reports, systems checks and a swift response to any storm, leak or security concern — to the standard of a former Inspections Manager, not a walk-round and a text message.

Many second-home and unoccupied policies require an inspection every 7 to 30 days through the winter, and a heating or drain-down warranty — and require you to prove it if you claim. Check your schedule. If yours does, we make the visit and give you the dated, photographed record your insurer asks for.

Pressure washing of terraces, drives, render and decking, returning a property to its proper appearance before the season turns. Re-sanding and sealing available — sealed block holds its colour for years and keeps the weeds down.

The full exterior programme in one visit — patio and driveway pressure-washed, garden furniture brought back, and the cars valeted while we are there. One day, one invoice, everything gleaming.

Changeover coordination, restock, presentation and a welcome that reads as considered rather than commercial. Your reviews are the product.

The coast takes a beating from October. We check after every named storm, protect against frost and burst pipes, clear gutters and gullies, and telephone you before you hear it from a neighbour.

Regular upkeep between the heavy work — mowing, edges, hedges, borders and pots kept as they should be, so the house never looks unoccupied from the lane.

Furniture, white goods, wine, a new mattress — we wait in, take receipt, check the item over and put it where it belongs. You need not drive two hours for a delivery slot.

Key handover, provisions, flowers, logs laid — the arrival-ready touches that make a house feel expected rather than opened.

Cars returned gleaming, inside and out, before you arrive — or kept clean and turned over while the house sits empty. Guest cars, classic cars in the garage, and the salt of a coastal winter dealt with properly.

Every care package includes secure local custody of your keys, with managed handover to guests, cleaners and trades as part of the visits we make for you. No lost keys, no drifting pick-ups — quiet control.
“We treat your home as if it were our own.”

Most property-care firms stop at the threshold and telephone somebody else for the rest. We do not. Drainage, bases, surfacing, clearance and the heavy work are carried out with our own mini-excavator, operated personally by John.
It means one accountable name for the whole property, one invoice, and no waiting three weeks for a contractor who may or may not arrive.
A site visit costs nothing.
